House / La maison
The house is on two levels, with the main living room and the kitchen on the ground floor, along with two bright bedrooms and a large bathroom and separate toilet. One bedroom has a wooden floor. The living room has visible wooden beams in the ceiling and a traditional fireplace. There is a large L-shaped terrace outside the south facing side of the house with spectacular views over the village and surrounding countryside (valley of the Herault and foothills beyond).
On the first floor there is a further 3 rooms, used as a bedroom, study and television room. Off one upstairs room there is another lovely little terrace (6sq m) with a wonderful view over the countryside.
There is a further room attached to the house currently used as a utility room, but which has been used in the past as a study, with storage space.

Underneath the entire house is a huge cellar, divided into three rooms. This presents an enormous amount of storage area and can be used as a utility room, workshop or even converted into further living space.

Garden / Jardin
The garden has been well looked after and stocked with sturdy plants. It is well designed with plenty of space for a vegetable garden (such as tomatoes, peppers and aubergines) or herb garden (basil, sage, coriander, thyme etc) and other ornamental plants. The climate is so mild that many vegetables can be grown over the winter. There is also enough room for the construction of a swimming pool. The south facing part of the garden has an unobstructed view on the countryside. There is a barbecue attached to the exterieur of the house.

Heating / Chauffage
There is a fireplace in the main living room for burning wooden logs in and a chimney for a woodburning stove in the corridor leading to the upstairs bedrooms. There are also modern electric heaters in the bedrooms and television room. The winters in the region are extremely short (December to February) with on average 300 days of sunshine a year.

Situation
The house is at the end of a cul-de-sac with only 5 other houses in the street (2 of which are holiday homes) so it is very quiet. On the south side (open countryside) there is an access road for the residents which only leads to vineyards, so again there are literally only 2 or 3 cars or tractors which pass per day. We are only a few minutes on foot to the centre of the village we overlook, which has a general store, a post-office, a primary school and a café as well as the traditional church and village square with a fountain. Neighbouring villages (5 minutes by car) have other shops (butchers, bakeries, greengrocers, newsagents, pharmacies, cafés etc) or there is the market town of Pezenas which is also only 5 minutes away.

Pezenas
House is 5 minutes from beautifully preserved and historic market town of Pezenas, former site of the Parliament of Southern France, with amazing architecture and a unique selection of traditional craft shops in the centre. Plenty of cafés, restaurants and shops in a unique location. A large traditional market every Saturday and a wide selection of supermarkets and smaller shops. There are also all other services (hospital, GPs, dentists, garages, car-hire etc.) and a cinema which regularly shows the latest films in English versions.
La maison est située à 5 mn de la petite ville médievale de Pézenas célèbre pour son hôte Molière qui s'y établi pour un temps, son architecture exceptionnelle, ses échoppes moyennageuses, son grand marché hebdomadaire, ses restaurants et cafès, ainsi que ses très nombreuses festivités à chaque saison.

The vibrant city of Montpellier is always worth visiting, at only 40 minutes away, with a very attractive pedestrianised historic centre (with tram) and many fantastic shops, restaurants and galleries. Toulouse and Barcelona are also within visiting distance. The Mediterranean and its beaches and fishing towns is only 25 minutes away, as are the hills of the protected Parc du Haute-Languedoc with fantastic walking and hilltop villages to visit. There are many festivals in the region throught the year, in the villages as well as the towns, from cinema and theatre to music and of course wine. Spain is only 90 minutes away.
